VR125 - Same Common Property In Stage Plans
Example Messages
- Common Property "CM1\PS702135" is present in previous stages, a manual check is required.
Rule Description
If there is the same common property identifier in different stages, flag it to the examiners.
Rule does not apply:
- for plans not using Section 37.
- for first stage subdivisions (eg PS123456G/S1).
- for compiled plans (eg PS123456G/C2).
- if no previous stages exist in ePlan format.
- for plans without common property.

VR129 - Extinguished Stage Lot
Example Messages
- The extinguished Stage Lot "S7\PS702135" was not created in a previous stage.
Rule Description
The extinguished stage lot in the current stage must be created in one of the previous stages lodged in SPEAR.
Rule does not apply:
- for plans not using Section 37.
- for first stage subdivisions (eg PS123456G/S1).
- for compiled plans (eg PS123456G/C2).
- if no previous stages exist in ePlan format.

VR127 - Number Of Lots In Master Plan
Example Messages
- A master plan (Stage 1) must create 1 Stage Lot and create at least one other parcel of type Lot, Stage Lot, Road or Reserve. Found created parcels "1\PS702135, 2\PS702135".
- When a master plan (Stage 1) creates an Owners Corporation, the Owners Corporation must have at least 2 members that are either created Lots or Stage Lots. Owners Corporation "OC1\PS702135" does not have a valid set of members (CM1\PS702135, S2\PS702135).
Rule Description
In Master Plan (Stage 1 - PSXXXXXX/S1):
- If no created Owners Corporation, there must be 1 stage lot and at least one other parcel of type lot, stage lot, road or reserve.
- If there is a created Owners Corporation, then it must have at least 2 members that are either created Lots or Stage Lots.
Rule does not apply:
- for plans not using Section 37.
- for stage subdivisions that are not the first stage - plan number does not end in '/S1' (e.g. PS123456G/S2, /S3, PS123456G/C2 etc).

VR128 - Planning Permit For Stage Plans
Example Messages
- A stage plan must have a "Planning Permit" annotation.
Rule Description
All stage plans must have an annotation with type 'Planning Permit'.
Rule does not apply:
- for plans not using Section 37.
- for compiled plans (eg PS123456G/C2).
